Our Purpose

The Pre-Turnover Homeowner Teams are an informal collective of Del Webb Wildlight homeowners who volunteer their time to help us prepare for the eventual turnover of our HOA Board of Directors from being Pulte controlled, to homeowner controlled. 

 

Until turnover is completed (projected sometime for end of year 2027), the developer-controlled HOA Board retains ultimate authority. 

Our homeowner volunteers will evaluate all HOA assets so that key issues can be identified and corrected prior to, or simultaneous with the turnover. 

This website was created to serve as the information hub for homeowners to stay informed about pre-turnover activities. This site will feature regular updates along with opportunities for homeowner engagement.

What is HOA Turnover? 

HOA turnover is the process of transferring management control of the developer run HOA to homeowners.

For Del Webb Wildlight, turnover will occur once 90% of the homesites in the community have been sold or when Pulte chooses to initiate the turnover process. At turnover, the responsibility for our HOA corporation will shift from the developer-appointed board, to a homeowner-elected board. The developer will maintain one board seat until 100% of the homesites have been sold and closed.

A thoughtful, well-prepared turnover process helps ensure that when the developer steps back, homeowners are not left with unexpected financial obligations or costly repairs from issues that went unaddressed.

It’s about being prepared and proactive.

Our pre-turnover work starts now, because early preparation builds lasting strength. By beginning the process today, we’re laying the groundwork for a smooth, well-organized handoff when the time comes. The pre-turnover process involves a lot of moving parts - legal, financial, and operational. Starting now gives us time to make our unhurried, best efforts. Together, we will do our best to:

  • Identify and resolve potential issues before they become costly surprises.

  • Ensure compliance with state statutes and HOA regulations.

  • Identify professionals, like managers, attorneys, and accountants, to help guide the turnover (limited timeframe) process.

It’s about looking out for one another.

Transparency builds trust. Early involvement means we all have a clear view of the community’s finances, operations, and maintenance needs. When we share information, ask questions, and stay involved, we protect our investment and each other. Together, we can keep Del Webb Wildlight thriving for the long term.

And most of all, it’s about community.

This process isn’t just about meetings or documents - it’s about people. Every homeowner who gets involved helps shape the next chapter of Del Webb Wildlight. By working together, sharing ideas, and building trust. We’re not just preparing for a turnover - we’re strengthening the sense of connection, pride, and purpose that makes this place home.
